Terms of Use
These Terms of Use ("Terms") govern your access to and use of the Freedomstar Financial, Inc. ("Freedomstar," "we," "us," or "our"), NMLS #1439059, website, loan officer subdomains, secure borrower and loan officer portal, calculators, and related online tools (collectively, the "Services").

Please read these Terms carefully before using our Services. By accessing or using www.freedomstarfinancial.com, requesting a rate quote, submitting the DSCR quiz, using our secure portal, or otherwise using our Services, you agree to be bound by these Terms and our Privacy Policy. If you do not agree, please do not use our Services.
1. Acceptance of Terms
By using the Services, you represent that you are at least 18 years old and have the legal capacity to enter into a binding agreement. If you use the Services on behalf of another person or entity, you represent that you are authorized to accept these Terms on their behalf.
2. Not a Loan Offer or Commitment
Content on our Services — including rate quotes, DSCR quiz results, calculator outputs, and any pre-qualification indication — is provided for general informational purposes only. It does not constitute a loan approval, a commitment to lend, or a guarantee of any specific rate, term, or fee.
All loans are subject to underwriting, verification of the information you provide, credit approval, property appraisal, and other conditions determined at our sole discretion or the discretion of our wholesale lending partners. Actual rates and terms may differ from any estimate shown on our Services and are subject to change without notice until locked in a formal written agreement.
3. Eligibility & Permitted Use
Our Services are intended for residents of California, Colorado, Florida, Georgia, Texas, and Virginia, and are not directed to, or intended for use by, residents of any other state or jurisdiction where we are not licensed to originate loans. We are not affiliated with, and our Services are not endorsed by, any government agency, including the VA, FHA, or HUD. You may use our Services only for their intended purpose of exploring and applying for mortgage products.
4. Accounts & Loan Officer Portal
Some areas of our Services, such as the client and loan officer portal, require an account. You are responsible for maintaining the confidentiality of your login credentials and for all activity that occurs under your account, including any activity related to two-factor authentication codes sent to you. Notify us immediately if you suspect unauthorized access to your account.
We may suspend or terminate account access at our discretion, including where we suspect fraud, abuse, or a violation of these Terms.
5. Rates, Calculators & Content Accuracy
Interest rates, APRs, monthly payment estimates, and amortization figures shown on our Services are illustrative, based on assumptions disclosed on the relevant page (such as credit score, loan-to-value, and occupancy assumptions), and update periodically. They are not personalized quotes unless explicitly presented to you by a licensed loan officer after reviewing your specific financial information.
We strive to keep pricing and educational content accurate and current but do not warrant that any rate, calculation, or article is free of errors or omissions. Individuals portrayed in photography throughout our Services are not actual borrowers.
6. Intellectual Property
The Services, including their text, graphics, logos, page layout, and software, are owned by Freedomstar or our licensors and are protected by copyright, trademark, and other intellectual property laws. You may view and print pages from our Services for your personal, non-commercial use, but may not reproduce, distribute, modify, or create derivative works from any part of the Services without our prior written consent.
7. Prohibited Conduct
When using our Services, you agree not to:
- Submit false, misleading, or fraudulent information in any form, quote request, or application.
- Attempt to access another user's account, non-public areas of our systems, or data you are not authorized to view.
- Interfere with, disrupt, or place undue burden on our Services, including through bots, scraping, or attempts to bypass security or bot-verification measures (such as Cloudflare Turnstile).
- Use the Services to violate any applicable law, including fair lending, anti-fraud, or consumer protection laws.
- Reverse engineer, decompile, or attempt to extract the source code of any software underlying the Services.
8. Payments
Certain services, such as a credit report fee, may require payment. Payments are processed by Stripe, Inc., a third-party payment processor. By submitting payment information, you authorize us to charge the payment method you provide for the fee disclosed to you at the time of authorization. We do not store your full card number or security code — that information is collected and stored directly by Stripe, subject to Stripe's own terms of service and privacy policy, available at stripe.com/legal and stripe.com/privacy. All fees are non-refundable except as required by law or as otherwise stated at the time of charge.
9. Third-Party Links & Services
Our Services may link to or rely on third-party services, such as wholesale lenders, credit bureaus, analytics providers, and payment or verification tools (including Stripe for payments and Cloudflare Turnstile for bot verification). We do not control and are not responsible for the content, accuracy, or practices of third-party sites or services. Your use of any third-party service is subject to that party's own terms and privacy policy.
10. Disclaimers
THE SERVICES ARE PROVIDED "AS IS" AND "AS AVAILABLE," WITHOUT WARRANTIES OF ANY KIND, WHETHER EXPRESS OR IMPLIED, INCLUDING WARRANTIES OF MERCHANTABILITY, FITNESS FOR A PARTICULAR PURPOSE, NON-INFRINGEMENT, OR THAT THE SERVICES WILL BE UNINTERRUPTED, SECURE, OR ERROR-FREE. NO INFORMATION OBTAINED THROUGH THE SERVICES CREATES A WARRANTY NOT EXPRESSLY STATED IN THESE TERMS.
11. Limitation of Liability
TO THE FULLEST EXTENT PERMITTED BY LAW, FREEDOMSTAR AND ITS OFFICERS, EMPLOYEES, AND LOAN OFFICERS WILL NOT BE LIABLE FOR ANY INDIRECT, INCIDENTAL, SPECIAL, CONSEQUENTIAL, OR PUNITIVE DAMAGES, OR ANY LOSS OF PROFITS OR REVENUES, ARISING FROM YOUR USE OF, OR INABILITY TO USE, THE SERVICES, EVEN IF WE HAVE BEEN ADVISED OF THE POSSIBILITY OF SUCH DAMAGES. OUR TOTAL LIABILITY FOR ANY CLAIM ARISING FROM THESE TERMS OR THE SERVICES WILL NOT EXCEED ONE HUNDRED DOLLARS ($100). NOTHING IN THESE TERMS LIMITS ANY LIABILITY THAT CANNOT BE LIMITED UNDER APPLICABLE LAW, INCLUDING STATE MORTGAGE LENDING AND CONSUMER PROTECTION STATUTES.
12. Indemnification
You agree to indemnify and hold Freedomstar and its officers, employees, and loan officers harmless from any claims, losses, or expenses (including reasonable attorneys' fees) arising from your misuse of the Services, your violation of these Terms, or your submission of false or misleading information through the Services.
13. Governing Law & Disputes
These Terms are governed by the laws of the State of California, without regard to conflict-of-laws principles, except where preempted by federal law or where a different state's consumer protection law applies to protect a resident of that state. Any dispute arising from these Terms or the Services will be resolved in the state or federal courts located in California, and you consent to the personal jurisdiction of those courts, except as otherwise required by applicable law.
14. Changes to These Terms
We may update these Terms from time to time to reflect changes in our practices, products, or legal requirements. We will post the revised Terms with an updated effective date. Your continued use of the Services after changes are posted constitutes acceptance of the revised Terms.
